A Proven Process

1. Phase I – Scope Definition and Design

You have a problem to solve. You need to expand into a new part of town, or a portion of an existing building needs to be repurposed. We understand how important it can be for you to determine an overall scope of work with a reliable budget and implementation schedule, as quickly as possible. We have the experience, background, and specialized tools to make this happen. In the very first meeting, we can identify the key elements of the project and discuss the specific items that will affect the design, budget and construction schedule. Before committing a lot of design resources, we can prepare an initial scope definition which will be accompanied by a realistic budget and schedule…often within days of the kickoff meeting. When this has been approved, we will continue to finalize the programming and design of the project in accordance with the approved budget and schedule. We move quickly, but you remain in full control throughout this early process. Depending on the project, this phase will take from 6 to 12 weeks. At the conclusion of the Phase I effort, you will have the information you need to make a go/no go decision on moving ahead with the project.

2. Phase II – Integrated Engineering, Procurement and Construction

You now know what the solution to your problem will be, how much it will cost and how long it will take to complete. With the approval of the Phase I Scope Definition and Design, we shift into high gear and develop detailed construction drawings and specifications. We know what long lead items must be managed to minimize the duration of construction. For example, we may need an early determination of mechanical equipment, or cabinetry, or flooring materials. We have ongoing relationships with key manufacturers and suppliers so that we can place early orders and assure that the materials are on site when we need them. We work with your staff to determine infection control measures that will be required, and plan the construction environment to minimize the impact to any ongoing patient care nearby. We use an online project file system to give you access to up-to-date project documents, including meeting minutes, the latest drawings, specifications, submittals, schedules, and so on. You can be as deeply engaged as you wish, but if you have other things to attend to, we can keep you informed while minimizing the amount of time you have to commit. Building or renovating space may not be your “day job,” and we understand that you may have other demands on your time.
